PROPERTY → IMPROVEMENT → CASH RELEASED → NEXT HOME
Cost the deal. Test the next step.
Load a checked house, change the price and cost assumptions, then compare selling with refinancing. Project margin, equity and cash available are separate results.
Edits change this scenario only. They do not change the source record, listing status or JEV evidence rating. No accepted valuation or economics gate is created by typing numbers.

How the results connect
Project cost = price + purchase costs + works + contingency + finance costs + holding. Cash tied up = project cost − initial borrowing. Cash tied up shows funding needed before exit; timing and drawdown schedules are not modelled.
Sale margin = finished value − project cost − sale fees − sale tax. Offer ceiling = finished value − costs other than price − sale fees − sale tax − target margin. A negative ceiling means these assumptions cannot support a non-negative offer. Recheck taxes, fees and loan terms when price changes.
Sale cash released = value − redemption − sale fees − tax. Refinance cash released = new borrowing − redemption − refinance fees. Retained equity = value − new debt; it is not spendable cash. Negative cash release means more cash is required to complete that exit.
Next-home surplus / shortfall = cash released − reserve − next deposit − next purchase costs. Negative means a funding shortfall; positive means scenario cash remaining. No future savings or other household assets assumed.
No automatic tax relief, finance quote, price growth or rental income. Refinance does not sell the house; ongoing debt, upkeep, rent and future tax remain outside this exit snapshot. Obtain lender, tax and legal advice before acting.
Inputs stay in this page’s memory. No API submission, account, tracking of entered figures or automatic saving. Reloading clears edits. Download before leaving; the CSV contains whatever assumptions you entered.
