PROPERTY RESEARCH · CHECKED 8 OCTOBER 2026

Renovation houses. Property ladder research.

Five property files, with asking prices, completed-sale evidence and the checks still needed before a deal can be priced.

Checked means the stated sources were inspected. It does not mean a property passed our buying criteria or is available today.

Advertised, with work still to do

Neither advertised property has a demonstrated improvement margin. Agent confirmation, matched sales and costed works remain open.

BUILD YOUR OWN LADDER

Build your property ladder

Choose a route for a specific house, prove the improvement, then test whether usable proceeds can reach a specific next home.

JEV reviews supplied evidence and missing proof. It does not discover hidden facts or qualify a deal. These five files currently establish no priced ladder link.

Improve within the house

Required proof: Measured layout, condition survey and written quotes; test extra bathroom or usable room before adding floor area.

Failure to test: Spend improves comfort but adds less resale value than its full cost.

Add useful floor area

Required proof: Drawings, parking and access, lawful permission route, building-control requirements and matched completed sales for the enlarged house.

Failure to test: Permission, buildability or finished value fails; keep current-layout fallback separate.

Sell and move up

Required proof: Conservative sale proceeds after mortgage redemption, all sale costs and any tax; compare with actual next-home purchase costs and retained reserve.

Failure to test: Sale proceeds fall short, chain fails, or next-home prices rise faster than the current house.

Keep and refinance

Required proof: Written property-specific lender terms, independent valuation, redemption and fees; retained ownership changes obligations and next-purchase taxes.

Failure to test: Refinance refused or smaller than hoped; repayment burden rises. Rental retention requires its own consent and legal checks.

Compare a ready-built home

Required proof: Like-for-like resale comparables and exact plot-specific incentive terms; compare net total cost and useful family space.

Failure to test: Headline incentive hides a higher price, restrictions or weaker resale evidence.

Criteria before choosing your next rung

  1. Define each rung. Named current property and named next target, with usable bedrooms/bathrooms, approved geography, exact-address school pathway, commute and family disruption constraints.
  2. Verify the starting house. Current availability, exact address, freehold-house tenure, surveyable condition, habitability and mortgageability. A missing hard criterion stays HOLD.
  3. Prove the improvement. Existing and proposed rooms kept separate. Drawings, permissions, building-control route, parking and contractor scope tied to this address.
  4. Accept matched sales. Prefer several completed sales matched by floor area, tenure, layout, condition and date; document exclusions and a conservative range. Asking prices remain a separate set.
  5. Cost the whole deal. Purchase, tax, legal, survey, works including applicable VAT, contingency, professional fees, finance, holding, temporary housing and sale/refinance costs. Unknown material inputs block a margin.
  6. Measure usable next-rung funds. Sale route: proceeds less redemption, exit costs and tax. Refinance route: evidenced new loan less redemption and fees. Deduct reserve, then compare with next-home cash requirement; refinance cash remains debt.
  7. Test failure you can survive. Explicit lower-value, higher-works-cost, delayed-exit and no-refinance scenarios. Set maximum cash exposure and fallback occupancy before committing; scenarios are tests, not forecasts.
  8. Approve the move. Human review of sources, specialist findings, family fit and funding conditions. Recheck both listings and school admissions at decision time. Model confidence never passes these gates.

Project result = conservative exit value − purchase price − all project and exit costs. This compares value created with total cost; it is not cash available for another purchase.

Sale funds = sale proceeds − mortgage redemption − sale costs − applicable tax. Refinance funds = approved new borrowing − old loan redemption − fees. Subtract retained reserve before comparing either route with the next home's cash requirement.

Use a lower supported valuation, higher quoted works cost, delayed completion and a failed-refinance case. Missing material inputs mean no calculated margin or funded next-rung claim.

Property-specific permissions and building control remain separate checks. Tax treatment depends on the transaction; buying to make a gain does not automatically qualify for main-home tax relief.

FROM SOURCE TO OFFER PACK

Buying a house to renovate: due diligence

A renovation house becomes a credible purchase candidate when current availability, legal use, the condition survey, permissions, matched completed sales and full costs support the proposed work. These files show what is established and which proof is missing.

  1. Verify the house. Current terms, exact identity, tenure and measured floorplan.
  2. Test the improvement. Existing defects, proposed work and planning constraints kept separate.
  3. Match completed sales. Compare area, condition, layout and date; explain exclusions.
  4. Cost the offer. Written works quotes, all fees and a downside valuation before assigning a margin.
